  • Helical Pier Stabilization: This is often the preferred method for historic homes because it is a low-vibration alternative. We use screw-like anchors, such as Hubbell helical pile systems, which are driven deep into stable, load-bearing soil. This transfers the structural load away from the deteriorated masonry with minimal disruption to the historic structure.
  • Structural Underpinning: This process reinforces the existing foundation by extending it deeper or strengthening the footings with additional concrete or steel. It is essential when the original footings have settled or lost their capacity to support the weight of the building.
  • Lime-Based Mortar Repointing: For stone foundations, we use specialized lime-based materials for repair. Unlike modern Portland cement, which can trap moisture and damage soft historic stone, lime mortar allows the foundation to breathe and is designed to be sacrificial, preserving the integrity of the original masonry.
  • Site Preparation and Drainage: Successful stabilization begins with proper site prep, including professional assessment of stair-step cracks and the installation of temporary drainage controls to manage water movement away from the foundation.
